Continuous upkeep
Elli flats are maintained according to the principle of continuous upkeep. This means that repairs are made as soon as faults are noticed.
Elli maintenance persons inspect each flat and room after the tenant has moved out and do the painting work and other repairs required. Common premises and devices are maintained according to the same principle.
From time to time, Elli maintenance persons make service tours and property surveys in the buildings. During a service tour they inspect the whole building, all the flats included, and repair the faults that have come up. The tenants are notified about a service tour before it begins.
A property survey is an inspection of narrower scope than the service tour. In a property survey the maintenance persons inspect all common premises, machines and devices but not the flats. For a property survey, the tenants are given no prior notice.
